    AN INSPECTOR’S VIEW

Get it right before you pay for it

Barrier work can be expensive, and getting it wrong is even more expensive, because a mistake can mean paying for the same job twice over.

A fence that ends up a little too low, a gate that swings the wrong way or a garden bed in the wrong spot are all easy mistakes to make. A consultation puts an experienced inspector’s eye on your barrier, or your plans, before any money changes hands.

We look at your site, explain what the applicable standard requires and talk through your options, so you and your trades can get it right the first time. We bring building and pool construction experience to every consultation, which means cost-effective solutions that work.

Consultations suit owners who want peace of mind before a formal inspection, owners planning new pools, spas, decks or landscaping, and anyone unsure about advice they have received. You talk directly with the inspector and get straight answers in plain language.

    01 · WHO IT SUITS

Good times to book a consultation

A consultation is useful whenever you want expert advice on your barrier without a formal certificate attached. Common reasons owners book one include:

    • You want to know whether your barrier will pass before booking
    • You are planning a new pool or spa and want the barrier designed correctly from the very start of the project
    • You are renovating the yard, adding a deck or replacing a fence near the pool
    • Your barrier failed and you want advice on the most cost-effective fix
    • You have an older pool and aren’t sure which barrier standard applies to it today

If you are not sure whether you need a consultation or a compliance inspection, call us and we will point you in the right direction based on your situation.

    02 · ON SITE

What to expect on the day

Before the visit, Cameron calls to understand what you are planning or worried about. If you have a council registration letter, plans or a previous inspection report, have them handy, because they show which standard applies.

    • A walk through the existing barrier or the proposed barrier location, together with you
    • Measurements of height, gaps and clear zones where they are relevant
    • Advice on gates, latches, doors and windows that form part of the barrier
    • Guidance on landscaping, decking and nearby features a child could climb

You can ask as many questions as you like. We explain the requirement behind each piece of advice.

On site, we measure what needs measuring and point out anything likely to cause problems at your formal inspection. You leave with a clear list of what to change and the order to tackle it in, so you can get quotes on exactly what the standard requires and nothing more.

    03 · DESIGN TIPS

Designing the barrier properly from day one

Most barrier problems are designed in, not built in. These common mistakes are simple to avoid on paper and costly to fix later.

    • A gate placed where it can’t swing away from the pool area, or where it drags on paving
    • A boundary fence with horizontal rails that a child could climb, facing the outside of the pool area
    • Steps, retaining walls, planter boxes or built-in seating sitting inside the required clear zone around the barrier
    • Doors from the house leading straight into a new outdoor pool or spa area
    • Raised garden beds or new paving that quietly reduce the effective barrier height

New pools and spas in Victoria must have self-closing and self-latching gates and comply with AS 1926.1-2012. A new outdoor pool or spa area must not be directly accessible from a building.

    Taking your plans to certification

Pools, spas and barriers must be built by a registered builder in the appropriate category, or by an owner-builder with a certificate of consent. Alterations to an existing barrier must comply with the regulations and may need a building permit. Your fencing contractor is welcome to attend the consultation.

Once the work is complete, book your formal compliance inspection. Because we already know your site, it is usually quick.

If the work involved a building permit, the relevant building surveyor inspects the barrier and issues the certificate, which must be lodged with council within 14 days. We can explain how this works for your project.

Either way, you deal with the same inspector from the first conversation to the final certificate, with ongoing support whenever you need it.

How do I make a pool fence compliant?

Start by confirming which standard applies, then fix each issue against it. A consultation gives you a clear list of what to change and how.

Can I install my own pool fence?

Barriers must be built by a registered builder or an owner-builder with a certificate of consent, and may need a permit.

Do you need a building permit for a pool fence in Victoria?

New barriers and alterations may require a building permit. Check with your council.

Can Colorbond be used as a pool fence?

A solid fence can form part of a barrier if it meets the height and non-climbable requirements.

How close can a pool be to a fence line?

There is no single distance. The barrier must meet height and clear zone requirements for your pool.

Is there a fee for a pool fence inspection?
