    GETTING OVER THE LINE

    Little problems, quick solutions

A failed inspection rarely means a new fence. More often, it comes down to small issues that are quick to put right.

Worn hardware, a yard that has changed over four years or something left too close to the barrier are the usual culprits. These are problems that can be fixed in hours, not weeks, once you know exactly what they are.

We help you achieve compliance. That means explaining what needs to change, why it matters under the applicable standard and the most cost-effective way to do it, backed by building and pool construction experience.

If you have received a notice after a failed inspection, you have up to 60 days to complete the work. Acting early keeps things simple and avoids extra re-inspections, which add cost.

Not sure whether a fix is something we can help with directly or a job for your own trades? Ask Cameron and he will point you in the right direction.

    Barrier maintenance

Common repairs that get barriers passing

Under Victorian rules, property owners and occupants are both responsible for keeping pool barriers maintained, repaired and in good working order all year round, not just on inspection day.

Regular attention to the items below keeps your barrier safe between inspections, and it is far cheaper than fixing several problems at once under a deadline. These are the minor issues we see most often across Melbourne.

    01 · GATES

Getting gates, latches and hinges right

Gates are the most common reason barriers fail, because they are the part of the barrier that gets used every single day. Every pool gate must swing away from the pool, close itself from any open position and latch automatically.

Often the fix is a simple adjustment or replacement of the closer, latch or hinges. Sometimes a gate needs rehanging so it swings the right way. We explain which applies to your gate and how to resolve it quickly and affordably.

    • Closers should shut the gate from any position
    • Latches should engage automatically on closing
    • Latch releases generally need to sit at least 1500mm high
    • Closers adjustable without tools may need replacing

Hinges should not create footholds, handholds or gaps that a young child could use to climb.

    Barrier Maintenance & Minor Repairs

Most common failure point: the gate. Services include:

    • Self-closing mechanism servicing
    • Latch alignment
    • Hinge tension correction
    • Gate re-check for compliance

    02 · GAPS & HEIGHT

    Fixing gaps and low spots

Barrier height and gaps are measured from finished ground level, and ground level changes over time as mulch settles and paving lifts.

    • Gaps under the fence are generally limited to 100mm in most standards
    • Spaces between palings, balusters and other vertical members are generally limited to 100mm as well
    • Garden beds and edging can reduce the effective barrier height

Fixes range from topping up or levelling the ground under the fence to lowering a garden bed or adding a bottom rail. Where a section of fence is too low, more substantial work may be needed, and we explain what the standard requires so you can brief a trade with confidence.

Quick checks you can do yourself

Some issues need nothing more than a tidy-up. Before your inspection or re-inspection, take a slow walk around the full length of the barrier and check these items carefully.

The BPC self-assessment checklists are a useful guide. Choose the one that matches your pool’s construction date, shown in your council letter, and work through it with a tape measure in hand.

    • Move outdoor furniture, barbecues, pot plants and toys well away from the barrier
    • Trim plants and branches near the fence
    • Test the gate from every position
    • Remove anything tied to or leaning on the fence
    • Clear mulch built up along the base

A checklist doesn’t replace a formal inspection or certificate, but it helps you spot obvious problems early and fix them cheaply.

    04 · RE-INSPECTION

Straight on to your Form 23

Once the fixes are done, book your re-inspection before your deadline. We check every item that failed and confirm nothing else has changed. If the barrier complies, we issue your Form 23 promptly, ready to lodge with your council within 30 days of issue.

If a fix turns out to be bigger than expected, such as replacing a section of fence, we explain what’s needed and whether a building permit may apply.

The BPC notes that barriers needing several inspections before they pass will likely cost more, so fixing everything at once pays.

Once your certificate is lodged, a few minutes of checks each month keep your barrier on track until your next inspection is due.

How do I make a pool fence compliant?

Fix each item that doesn’t meet your applicable standard, then have the barrier inspected. We explain each fix and the cheapest way to do it.

Does a pool gate need to be self-closing?

Yes. Pool gates must close themselves from any open position and latch automatically.

How high does a pool gate latch need to be?

Generally at least 1500mm above ground level, or shielded so it can’t be reached from outside.

What are the safety requirements for pool gates in Victoria?

Gates must swing away from the pool, self-close, self-latch and keep the latch release out of reach.

    What makes a fence non-climbable?

Small gaps, no reachable footholds and a clear zone free of climbable objects.

How much does a pool inspector charge?

There is no set fee. Our prices are competitive, and re-inspection fees vary.
